Aadhar Pan Link: अगर आपने अपने आधार कार्ड और पैन कार्ड को लिंक नहीं करा रखा है तो आपको अपनी संपत्ति पर देने पड़ सकते हैं 20 फीसदी का टीडीएस। जी हां हाल में आयकर विभाग ने आयकर के नए नियमों के तहत सैकड़ों संपत्ति खरीदारों को नोटिस भेजा है। इस आयकर अधिनियम के अनुसार 50 लाख या ज्यादा की संपत्ति के खरीद पर खरीदार को एक फीसदी टीडीएस देना होगा। इसी नियम के अनुसार विक्रेताओं को कुल लागत का 99 फीसदी भुगतान करना पड़ सकता है।
विभाग ने पैन कार्ड का आधार कार्ड से लिंक कराने की समय-सीमा खत्म होने के बाद 50 लाख से ज्यादा की संपत्ति खरीदने वाले को नोटिस भेजा है। नोटिस में उन्हें संबंधित संपत्ति का 20 फीसदी टीडीएस का भुगतान करने को कहा गया है। रिपोर्ट के अनुसार, आयकर विभाग के संज्ञान में कई ऐसे मामले आये थे, जिसमें संपत्ति बेचने वालों के पैन कार्ड आधार से लिंक नहीं है। प्राप्त ज्यादातर मामलों में संपत्ति विक्रेता का पैन कार्ड या तो निष्क्रिय हो गया है या आधार से लिंक नहीं कराया गया है।
आपको बता दें कि आयकर अधिनियम की धारा 139-AA के तहत आईटीआर में आधार को लिंक कराना आवश्यक है। आधार को पैन से लिंक कराने की अंतिम तिथि 31 मार्च 2022 को ही खत्म हो गई है। आप इस तिथि तक पैन और आधार को मुफ्त में लिंक करा सकते थे। हालांकि आप अभी भी 1000 रूपए की लेट फीस देकर पैन और आधार को लिंक करा सकते हैं। सरकार भूमि खरीद-फरोख्त में पारदर्शिता के लिए इस तरह के कानून को ला रही है।
